From your quiz
These parts of the kit match what likely applies to you. Your answers stayed in this browser.
What this helps you avoid missing
Five things owners abroad often find out late. Each one has a rule, a consequence and a step that fixes it. The amounts below are legal maximums or bases, not typical bills; what applies depends on your facts.
Exchange records
If the money for your purchase wasn’t channeled and registered as foreign investment, sending sale proceeds home through formal channels can be delayed until the records are corrected.
The fix Confirm your exchange declaration and registration now, while the purchase records are easy to find.
Colombian income tax
Rent from a Colombian property is Colombian-source income, even if you live abroad. If a required return is never filed, DIAN’s sanction can reach 20% of the income or deposits it determines (Estatuto Tributario art. 643). Late filing adds 5% of the tax per month, up to a maximum of 100% (art. 641).
The fix Confirm each year whether you must file, then put the deadline in your calendar.
Predial
Predial comes due every year whether or not you’re in the country. Late balances accrue daily interest. Bogotá’s published rate for October 2026 is 26.59% effective annual, and it changes monthly.
The fix Learn your municipality’s schedule, pay on it and keep the receipts.
Short-term rentals (RNT)
If the RNT applies to your rental and its yearly renewal is missed, the registration is suspended automatically. Reactivating it costs one monthly minimum wage (SMMLV), paid to the Fondo Nacional de Turismo.
The fix First check whether the RNT applies to you; if it does, register and set a yearly renewal reminder.
US persons: FBAR
If your foreign accounts together exceeded $10,000 at any point in the year, a US person files an FBAR with FinCEN. Penalties for not filing can be serious, even when the account itself owes no tax.
The fix File FinCEN Form 114 online by April 15, with an automatic extension to October 15.
For scale: the statutory base for a single non-willful FBAR violation is $10,000, more than 100 times the kit’s price, before inflation adjustment. The kit doesn’t prevent penalties; it puts the filing date and the official form in front of you.
Selling
If the purchase, registration, predial and tax records are missing when you sell, closing and repatriation slow down while the paper trail is rebuilt.
The fix Keep them together from the start.
What’s inside
Only what will be built by the delivery date is listed as included. Everything else is clearly marked as added later.

12 months of updates
starting on the delivery date: when a covered rule changes, we update the files, date the change on the changelog and email you.
Professionals page
our vetting rules; it lists no one yet (see below).
Added during your 12 months of updates
These parts need more research or a professional’s read, so they are not part of the November 27, 2026 delivery. They’re added free during your 12 months of updates, each with a target date on the changelog; if one slips, the changelog will say so.
- Home-country sheets: Colombians living abroad, Spain, Canada, United Kingdom, Mexico
- Calendar with your city’s predial dates (Medellín, Bogotá, Cartagena, Cali, Armenia and Santa Marta first) and your country’s tax dates
- Power-of-attorney (poder) outline: what to discuss with a notary or consulate
- Inheritance checklist (sucesión)
Formats: each guide as separate English and Spanish PDFs; trackers as Google Sheets and Excel files; letters as Word and PDF files; the calendar as .ics, which works with Google, Apple and Outlook.

Is this for you?
It’s for you if…
- You own, are buying, rent out or plan to sell property in Colombia, and you live outside Colombia most of the year.
- You’re a foreigner or a Colombian living abroad.
- You’d like to arrive at your lawyer or accountant organized, instead of starting from zero.
- You want official sources you can check yourself.
It’s not for you if…
- You want someone to file, register or decide for you. We’re a publisher, not a law firm, accounting firm or broker.
- You need an answer about your specific case. The kit helps you ask; a licensed professional answers.
- Your property is commercial or agricultural land. The kit covers residential property.
- You’re looking for property listings.
How the pre-order works
- Pre-order now and pay US$79 once, through Stripe. Full refund anytime before delivery on Nov 27. After delivery, sales are final, but if anything we listed is missing or wrong, we fix it within 7 days or refund you.
- By November 27, 2026, we email your download link. Get your files, in English, Spanish or both, and add the calendar to your phone.
- Work through the self-audit, gather what’s missing, and take the question list to your lawyer or accountant. We email you when a covered rule changes.
Professionals
We don’t list any lawyers, accountants or notaries yet. We’ll add one only after checking their professional registration and having worked with them, and we’ll say so if we ever receive a referral fee. Until then, the kit’s question lists are written to work with any licensed professional you choose.
Frequently asked questions
Can I buy the kit today?
Yes, as a founding pre-order: you pay US$79 once now and the files are delivered by November 27, 2026. Full refund anytime before delivery on Nov 27. After delivery, sales are final, but if anything we listed is missing or wrong, we fix it within 7 days or refund you.
What exactly arrives on the delivery date?
Everything listed under “In your files by November 27, 2026”: the owner calendar, document checklists, self-audit workbook, tracker, question lists and letters, BanRep records pack, certificado red-flags guide, rental pack, sell-and-exit roadmap, the US sheet and the updates changelog. The parts listed under “Added during your 12 months of updates” come later, free, each with a target date on the changelog.
What if you miss the delivery date?
We’ll email you before it passes with a new date. You can then take a full refund or wait; your choice.
Is this legal or tax advice?
No. It's educational material built from official sources. It helps you understand what may apply and what to ask. A licensed Colombian lawyer or contador, and a tax professional in your country of residence, decide what applies to you.
Who writes it, and who checks it?
Colombia Ready, published by Skystone Properties LLC. Every rule links to its official source (Banco de la República, DIAN, SNR, MinCIT, FinCEN, IRS and municipal sites) so you can check it yourself.
The guides are free. Why pay?
The guides explain the rules. The kit turns them into things you use: a calendar in your phone, checklists, a tracker, letters in Spanish, a self-audit, and 12 months of dated updates. If the kit makes one meeting with your lawyer or contador shorter and more focused, compare that with what they charge you. Ask for their rate; we don’t quote one.
I'm not American. Is it still for me?
Yes. The Colombian side applies whatever your nationality. The US sheet arrives on the delivery date. Sheets for Colombians abroad, Spain, Canada, the UK and Mexico are added during your 12 months of updates, each with a target date on the changelog.
What counts as an “update”?
A change to a covered rule, deadline, form or official fee that affects what a file says. We update the file, date the change on the changelog and email you. Your 12 months start on the delivery date. After that your files keep working; you just stop receiving new versions.
What's the refund policy?
Full refund anytime before delivery on Nov 27. After delivery, sales are final, but if anything we listed is missing or wrong, we fix it within 7 days or refund you. Reply to your order email or write to [email protected] from the address you paid with. Full terms are on the Terms page.
Can I pay in pesos or euros?
You're charged in US dollars. We don't show peso or euro estimates, because we can't cite a dated exchange rate here; your bank's conversion will apply.
